Texas land is diverse and beautiful, and there is a lot of it! Beginning a search for the right piece of property for your ranch or farm may seem overwhelming, but we are here to help you. There are many things to consider when getting ready to purchase farmland. Here are the three most important:

LOCATION: YOU HAVE REACHED YOUR DESTINATION

The old saying is true, location is key! There are several things to think about when researching where to buy. Do you want to be in a remote place away from civilization, or do you want the convenience of a nearby town or city? How far away are you willing to commute if you are planning on selling produce or other goods? There are many different options in Texas.

What kind of community is it? Do your research. You can check the US Census Bureau to get statistics on your potential Texas county and town. Consider things like:

  • Quality of life
  • Crime Rates
  • School Ratings

If the area is mostly fellow ranchers, see if you can talk to some locals about the pros and cons of homesteading on the land. Ask questions such as:

  • What is the climate like?
  • Is there danger of flooding?
  • How common is destructive weather such as tornados?

Make sure you get clear answers and that you are “in love” with the surrounding area before you buy.

FERTILE TERRAIN: GET TO KNOW THE LAND

You may drive up to a piece of property and it feels like love at first sight! The open fields and country charm of the rambling road that takes you there are perfect. But take a closer look to make sure the terrain is exactly what you want.

Quality soil is an important feature if you plan on farming. You can check with your local county extension agent’s office, or just visit the USDA and Natural Resources Conservation Service’s (NRCS) National Cooperative Soil Survey, for more information and a map of soil type for the land you are looking at.

If raising livestock is in your future, you want to make sure there is an adequate source of shade so they stay cool in the hot summer months. You’ll also want lots of green pasture for the animals to feed. Along with checking the grass, be wary of certain kinds of poisonous weeds, such as African Rue which commonly grows in abandoned farmlands.

CLEAN, RUNNING WATER

A clean water source on the property is key no matter what type of farm you want. Make sure the water is adequate for your farm operations and home. Does the property already have a well? If so, how deep does it go and what is the quality of water? You can read your local water quality report online through the US Environmental Protection Agency’s website.

When looking to drill a well, ask the local health department and neighbors some questions. How deep do wells have to go to find water in your area? Is there anything geologically that will cause problems for the water such as sulphur or natural gas?

Be sure to research restrictions and right for the water source on your property. You can visit the Texas Commission on Environmental Quality to find more information about your water rights as a landowner.
